Inam Land is defined as Land held as a gift or grant by a Nizam or any Jagirdar is called Inam Land. A person who holds Inam land is called Inamdar. It means a person who received lands as an Inam Grant or gift rewarding the extraordinary service rendered to a ruler i.e., Britishers, Marat rule of Peshwa, and other rules in India.<br><br>

<h2  style ="font-size:20px;color:black;">Telangana Inam Abolition Act 1955</h2>
The Inam Abolition Act 1955  was introduced to provide to Innam tenure lands and convert them into ryotwary Lands. It applies to pre-settlement Inam lands  both major and minor Inams where a Grant has been made, zone formed, or recognised government on 01/11/1973. <br><br>

If it is an Inam land is deemed to be treated as prohibited land which cannot be sold or bought. the rights were vested to the legal heirs of the family.

 The government issue ‘’ORC’’ (Occupancy Right Certificate) to ensure ownership rights over Inam lands and can also change classification from Inam Category to Ryotwary.

This certificate is issued by the Inam  Tribunal or ‘’RDO’’( Revenue Divisional Officer) Concerned.

<h2  style ="font-size:20px;color:black;">Consequence of Abolition and its Effects on Purchaser of Inam Land</h2>

During the year 2022, a full bench of the Telangana Hon’ble High Court ruled purchases of such Inam lands cannot be called successors in interest as only legal heirs of Inamdar retain rights.

The Hyderabad abolition of Inam act 1955 received the notice of the president on 27/07/1955 which was in force in the combined state on 26/06/2014 .The same has been adopted to the state of Telangana under Sec 101 of A.P. Reorganization  Act  2014 (Central Act 6 of 2014) The Telangana adoption of loss(2) order 2016.<br><br>

The Inam or Inam land means land held under a gift or a grant made by the Nizam or by and Jagirdar, holder of a samstam or other competent granter and continued or confirmed by virtue of muntakhab or other title deed, with or without the condition of service and coupled with the remission of the whole or part of the land revenue their on and entered as such in the village records.<br><br>

 A person who is holding possession of land at the time of Grant of an Inam or continuing position of land not less than 12 years before the date of visiting and paying Land Revenue .<br><br>

The land revenue is assessed by the government under the Telangana Land Revenue Act 1317 fasli And the rules there under if the land had  been liable for payment of revenue.<br><br>

Yes,An appeal provision is available under this Act, within the stipulated time i.e.,30 days.<br><br>

<h1 style="font-size: 22px;color:black;">Bhoodan Lands in Telangana </h1>
<h2 style="font-size: 20px;color:black;"> What is Bhoodan Land? </h2>
“Bhoodan Yagna” Means the moment initiated by Sree Acharya Vinobha Bhave for the acquisition of lands by way of donation for distribution to the landless poor persons or community purpose.

<br><br>These lands were declared as bhoodan lands under the Telangana Bhoodan and Gramdan Act 1965 and formed the Telangana Bhoodan Yagna board under section ‘D’ of the Act.<br><br>

This board consists of the Chairman, Vice Chairman and members and their term is 4 years. Under this act a Secretary is appointed with other members of staff to assist the Secretary.
<h2 style="font-size: 20px;color:black;"> The Process for Land Donation by a Landowner for Bhoodan  </h2>
Any owner of the land may by declaration made in the prescribed manner donate his/her lands for Bhoodan Yagna or Gramdan. <br><br>

- The joint properties shall be signed by all the joint family members and the person must be aged ‘21’ years. 

- The lands so donated shall be published under sub-section ‘2’ of section ‘12’ of the Act, calling objections if any, within ‘2’ months before the tahsildar concerned. 

- The Tahsildar by an order accept the declaration or reject it for any of the reasons mentioned in subsection ‘6’ after the expiry of ‘2’ months. 
- If the Tahsildar accepts the declaration or it is confirmed or deemed to have been confirmed by the board. 
- The donor shall deliver the possession of the land to the board and shall be published in the Telangana gazette.

- The board may, after taking into consideration the wishes of the donor, as far as possible grant any land as vested in it to the landless poor persons or community purpose (weaker section for the purpose of house sites). 
- The Grantee of the land shall then acquire rights subject to certain liabilities, conditions, restrictions, and limitations and subject to any decision in a suit under sec 29 of the Act.

- The allottee shall cultivate the land personally. The allottee shall not sell the land allotted and have heritable rights or legal heir rights.

Whenever the land allotted under this Act, comes within the urban area ceases to be agricultural land. The land will vest with the boodhan board and the board may use such land for Non-agriculture purposes.

 <h3 style="font-size: 18px;color:black;">1. How Lands are declared as Bhoodan Lands?</h3>
A landlord donates the lands voluntarily by way of the declaration during the <a href ="https://en.wikipedia.org/wiki/Bhoodan_movement">Bhoodan movement</a> to the Bhoodan board after following due procedure.  The donated lands are declared as Bhoodan lands.<br><br>

 <h3 style="font-size: 18px;color:black;">2. Can Bhoodan Land can be Sold/exchanged?</h3>
No, The allottee shall not sell or exchange Bhoodan lands allotted to him/her.<br><br>

 <h3 style="font-size: 18px; color: black;">3. How many members are there on the Bhoodan Yagna board?</h3>
The board consists of a Chairman, Vice-chairman, and members whose term is 4 years.<br><br>

 <h3 style="font-size: 18px;color:black;">4. How Bhoodan Yagna board was formed?</h3>
Under the provision of the Boodhan Act, 1965 the Telangana Bhoodan board was formed under Sec ‘D’ of the Act.<br><br>

 <h3 style="font-size: 18px;color:black;">5. When did the grantee of the land acquire lands?</h3>
The grantee of land shall then acquire rights subjected to certain liabilities, conditions, Restrictions, and limitations and subjected to any decisions in a suit under sec 29 of the Act.<br><br>

 <h3 style="font-size: 18px;color:black;">6.  Bhoodan Rules in Telangana</h3>
Under sub-section(2) of section 24-A of Bhoodan and Gramdan Rules, 1965, if a person encroached on a property and fails to remove encroachment which may be a building or land within the specific period as per the order, the secretary of the board may apply to Tahsildar. Tahsildar shall make an order directing the encroacher to remove property encroachment.<br><br>

- The allottee should use the land for cultivation, it neither be sold nor exchanged.
- If the allottee does not cultivate the land for a year, it will be taken back by the government.
- The Bhoodan Board can take any land in exchange for land donated for Bhoodan Yagna or Gramdan.
- If the land is allotted in urban areas under the Bhoodan and Gramdhan Act, of 1965, the board can take it back & use it for non-agricultural purposes.<br><br>
 <h3 style="font-size: 18px;color:black;">7.  What is Telangana Bhoodan & Gramadan Act 1965?</h3>
The Govt introduced the Telangana Bhoodan and Gramdhan Act, 1965, and formulated certain rules and Regulations for the procession of Bhoodan lands and procedures for the distribution of Bhoodan lands to the landless poor persons.<br><br>

  <h3 style="font-size: 18px;color:black;">8.  What is Bhoodan Movement in Telangana?</h3>

<h2 style ="font-size:20px;color:black;">What are the Charitable or Endowment properties means?</h2>

Charitable or endowment means all properties given or endowed for any charitable purpose.
Charitable institution means any establishment formed for charitable purposes that includes a specific endowment and dharmadayam i.e.,
1. Relief of poverty 
2.  Education 
3. Medical Relief 
4. Welfare of the general public or a section, not a particular community.<br><br>

    A government-created Common Good Fund for the Welfare of Religious Institutions or Endowment.<br><br>
<h2 style ="font-size:20px;color:black;">Who is looking after the Administration in Telangana State?</h2>
In order to have endowment administration, the government appointed Commissioner, Additional Commissioner, number of Deputy commissioners, number of  Regional Joint Commissioner, and Executive Officer to exercise powers and perform the functions conferred on or entrusted to them by an Act.<br><br>

**DHARMADAYAM:**  It means any amount charged or collected with an intention to be used for a Charitable or Religious purpose.
	<a href="https://brahminparishad.telangana.gov.in/" target = _blank>Dharmika Parishad</a> was also established under the Act.<br><br>
<h2 style ="font-size:20px;color:black;">What is meant by Ditam?</h2>

**DITAM:** It means the schedule of articles or other requirements of worship or offering in connection with daily “ Dhupa”, “Deepa”, “Naivdyam”, “Pachakam”,”Parichakram” and general, special or periodical services,  ceremony's or observance in the institution, endowment,Math or specific endowment.

The government has also formed <a href="https://endowments.ts.nic.in/" target = _blank>Endowment Tribunal</a> to look after the endowment issues.<br><br>
<h2 style ="font-size:20px;color:black;">Who is the Hereditary officer? </h2>
‘’Hereditary officer holder’’ means the succession to who's office devolves according to the rule of succession laid down by the founder or usage or customs applicable to the institution or endowment are according to law of succession.<br><br>
<h2 style ="font-size:20px;color:black;">What is MATH means? </h2>
“MATH” Means a Hindu Religion Institution presided over by a person whose principle beauty is to himself in the teaching and propagation of Hindu Religion and philosophy of teaching, Sampradaya etc or places of worship.<br><br>
<h2 style ="font-size:20px;color:black;">What is Religious Charity means? </h2>

**RELIGIOUS CHARITY:**  It means a public Charity associated with Hindu festival or observance of religious character.<br><br>
<h2 style ="font-size:20px;color:black;">What is Religious Endowment? </h2>

**RELIGIOUS ENDOWMENT:** Means property( including movable property) and religious offering whether in cash or kind given or endowed for performance of any service or Charity or public nature.

Any Endowment Tribunal<a href="https://www.landwey.in/blogs/Inam-Lands-in-Telangana" target = _blank> Inam</a> Wanted to give to an Archaka, Service holder or employee under the Inam abolition Act 1956 but shall be deemed to be a religious or endowment.

The “MATH”, temple or specific endowment include Brindavan, samadhi are maintained for religious purpose.<br><br>
<h2 style ="font-size:20px;color:black;">What is Specific Endowment? </h2>

**SPECIFIC ENDOWMENT:**  Means any property or money endowed for the performance of specific services or Charity in a charitable Institute for the performance of any other charity, Religious or otherwise.<br><br>
<h2 style ="font-size:20px;color:black;">What is Temple Means? </h2>

**TEMPLE**; Means a place by whatever designation known used as a place of Religious Worship and dedicated to Hindu community or public religious worship and  includes subshrines ,utsava,mandapas,tanks and other necessary appartenant Structures and land.<br><br>
<h2 style ="font-size:20px;color:black;">Who is Trustee? </h2>

**TRUSTEE:** Means any person whatever known  as Mathadhipathi,mohant,Dharmakartha, Mutually mutarim etc Include Board of trustees. <br><br>
<h2 style ="font-size:20px;color:black;">What is Administrative Control Wings from state level to village level of Endowment Department in Telangana state? </h2>

**ADMINISTRATION:**   For the administrative convenience the department has been divided into Regions, Divisions and Subdivisions. The head of the department look after by the Commissioner endowments and other Additional Commissioners. The Regions look after by the Regional Joint Commissioner. <br><br>The divisions look after by the Deputy Commissioner and Sub divisions look after by the Assistant Commissioner’s they shall exercise the powers and perform the functions conferred in on or interested to them by under this act i.e.,Religious Institutions or Endowments.<br><br>

The Commissioner shall prepare a list of charitable Institutions or endowments other than Maths, depending upon income and publish for the purpose of income levy of contributions under section 65. The Maths and Dharmadayam lists irrespective of income.<br><br>

The Commissioner shall be a corporate soul and shall have perceptual succession and common seal and sue or be sued in his corporate name. The Commissioner has powers or general superintendence on administration of all charitable and Hindu religious and endowments.<br><br> The Commissioner may delegate the powers to Regional Joint Commissioners, Deputy Commissioner and Assistant Commissioner's. They perform the duties with regard to the religious practices and usage of Institutions, all movable and immovable properties belonging to and all records correspondence plans, accounts and other documents.<br><br> The persons, who appointed by the government shall follow the religious institution or endowment or place of worship where the custom or usage does not permit the entry of any person other than Archakas or person authorised by such custom or usage into the Sanctum,sanatorum or Garbhalayam.

All the properties belonging to department given or endowed to a charitable or religious Institutions or endowment.


The qualifications of Board of Trustees are per the Act.

A. Where income exceeds Rupees 1 crore per annum the Government shall constitute a Board of Trust consisting of (14) persons 

B. The Dharmika Parishad Shall constitute a board of trustees consisting of (14) persons where income of the institution is between rupees 25 lakhs to 1 crore per annum.

C. The Commissioner shall appoint the Board of Trustees consisting of (5) persons where income of the institution is between 2 lakhs to 25 lakhs.

D. The Deputy Commissioner shall appoint Board of trustees consisting of (5) persons where the income of the institution is less than rupees 2 lakhs per annum keeping in view of the tradition, sampradayam and wishes of the devotees

E. The Deputy Commissioner either in the interest of the institution or endowment or any other sufficient cause or for the reason to be recorded in writing to appoint a single Trustee instead of a Board of Trustees.

F. Where there is one more archakas the “Pradama Archaka” shall be an ex-officio Member of the trust board.

G. Where the board of trustees is not constituted for any reason, the recognised founder or member of the founders family shall discharge the functions of board of trustees till a new Board of trustees is constituted. The Prestige of every charitable or religious Institutions or endowment shall  administer it's office, manage it's properties and apply funds in accordance with the terms of the trust, the usage and the institution or endowment and all of full directions with due care has a man of ordinary prudence.
<h2 style ="font-size:20px;color:black;">Who appoints Executive Officer to look after Endowment Institution? </h2>
The Commissioner shall appoint Executive Officer of Grade I, II & III to the Charitable and Hindu Religious Institutions and Endowments.The duty of the Executive Officers to forster faith,devotions and ethical conduct in the society, by facilitating formation of Bhaktha Samajam attached to each institution  on Voluntary basis, consisting of the devotees their of inorder to periodically organize Bhajana,religious programs such as Nagarasankeertan etc,appropriate to the custom usage,tradition and Sampradayam of institution.<br><br>
<h2 style ="font-size:20px;color:black;">Who evaluates and control the quality in the supply of material and execution of works? </h2>
The Government may appoint engineering staff in the <a href ="http://www.endowments.telangana.gov.in/" target =_blank>endowment department </a>to evaluate and control the quality in the supply of material and execution of works and their pay and allowances shall be paid out of the consolidation fund of the state.<br><br>
<h2 style ="font-size:20px;color:black;">Who appoints panel engineers,Architects and Silpis? </h2>
The commissioner may draw a panel of engineers,Architects and Silpis from time to time for preparation of plans and estimates for supervision of execution of works and for recording measurement and check measurements etc,besides this the government shall appoint subordinate offices to perform specific duties.

Prior to Commencement of this Act,all rights whether Hereditary,contractual or otherwise of a person holding any office of the PeddaJeeyanger, ChennaJeeyangar, Mirasidar or and Archaka are Poojari or any other services in any religious institutions or endowment shall stand cancelled.<br>
<h2 style ="font-size:20px;color:black;">How to register a charitable and religious institution? </h2>
Every charitable and religious institutions or endowment in existence of the Commencement of this Act, within (90) days from such commencement are found after a Commencement making an application by the Trustee or other person in charge to the assistant Commissioner of Subdivision is situated. Number of applications for registration is necessary in case of any institution or endowment before commencement of this act 1966, which was repealed by 30 of 1987.<br><br>
<h2 style ="font-size:20px;color:black;">Who is looking after Endowment or Religious Institution? </h2>
The particulars i.e., name of the Founder particulars of Institution, name of archakas etc, particulars of immovable properties, particulars of idols and other images etc rights of special nature, charges liable etc, A brief account of history legend,sthalapuranam etc, Details of place,Festivals etc shall be entered in the Certificate of registration granted and sub-section 9 of the Act, which shall be maintained by the Assistant Commissioner.

Any list and any <a href="https://www.landwey.in/blogs/Assigned-Land-Patta-in-Telangana-Lavani-Patta" target = _blank>gift, sale exchange or mortgage</a> of an <a href="https://www.landwey.in/blogs/Inam-Lands-in-Telangana" target = _blank>Inam land </a>granted for the support are maintenance of charitable or Religious Institutions or Endowment or for the  performance of a religious or public Charity or service shall be **Null & Void**.Unless any such transaction not being a gift, is effected with the prior  sanction of the government.
<h2 style ="font-size:20px;color:black;">What is Endowment Tribunal and its functions? </h2>

**Endowment Tribunal:** If any encroachment of endowment land by an individual or group or group of persons building, tank, well, spring or watercourse or any space belonging to the institution or endowment is noticed by  Assistant Commissioner or Deputy Commissioner under any provision of the act, the  Assistant Commissioner /Deputy commissioner shall report the fact together with relevant particulars to the endowment Tribunal.

Upon perusal of the report that Tribunal shall pass order to remove the encroachment and deliver the land etc to the Trustee before specific date specified in such order after due procedure of the court.

If the encroacher did not honor the Tribunal orders, the Assistant Commissioner/ Deputy Commissioner may remove the encroachment and obtain  possession with the assistance of police.

If any person aggrieved by an order of the  endowment tribunal, and appeal before The Honorable High Court within the 90 days of the order.

No appeal shall be preferred after 90 days from the date of receipt of order. The endowment Tribunal having jurisdiction shall have the power, after giving a notice in the prescribed manner to the person or group(s) to enquire into and decide and it is disputed relating to religious Institutions or endowment.

The honorable High Court has vested with revision powers on orders of Tribunal or subordinated courts.

When a new district was formed the Erstwhile districts of Ranga Reddy saw very good progress i.eRanga Reddy and Medchal Malkajgiri. <br><br>The data shows the new districts are well planned and have made real progress in the past 10 years in the Real Estate sector. During the year 2023 the highest number of registrations i.e. 2,28,641 in the Rangareddy district and 1,56,246 in Medchal Malkajgiri. <br><br>This shows there is a definite price increase in and around Hyderabad in the real estate sector in the future. At this juncture,  one could see real estate progress in the Westside of Hyderabad i.e., the Financial District, Gachibowli, Nanakramguda, kokapet, Tellapur, and all along the ORR of these areas. Besides Hitech City, Madhapur and Kondapur, etc. <br><br>In these areas, the real development projects are the establishment of the US Consulate General and Metro Rail upgradation of Shamshabad Airport and very good road connectivity to kokapet, Gandipet, Mokila, Tellapur, Narsingi etc. <br><br>The residential sector is increasing in this belt as the atmosphere is very good as it is very close proximity to Himayat Sagar and Gandipet reservoirs. In the future one could see more developments like most riverfront development projects.

<h2 style="font-size:18px;color:black;">Is real Estate good in India?</h2>
Yes, Real Estate is good in India in general, and very good prospects in Hyderabad particular i.e., Telangana state. <br>When compared to other states it is revealed from residential and commercial sales data available from our research that there is a 6% of sales during the year 2023 which is the highest among other cities in India. <br><br>
It is a continuous/ gradual Hike as there is a need for families of dwelling apartments/villas that offer more amenities made available by the Real Estate Firms. 
<br><br>Hyderabad city is well Master planned with a network of Underpasses, flyovers, ring roads, etc. The major connectivity in Hyderabad is the metro rail and Outer Ring Road (ORR).<br><br>

Yes, the sales registration data reveals that there is a gradual increase in the prices of real estate in and around Hyderabad. The recent budget of Telangana shows that the government allocated Rs.14305 crore for Regional Ring Road (RRR) land acquisition which connects mandals to district headquarters with ‘4’ lane Roads.

The project was finally rebid by the Larsen & Toubro (L&T) company in 2010. Phase I of the project, supposed to start by 2015, was formally started in Hyderabad by Hon’ble Prime Minister on November 29, 2017.

- Extension of Corridor-III from Raidurg station to Financial District (Wipro Lake Jn/American consulate) via Biodiversity Jn, IIIT Jn, and ISB road, covering 12 km

The Chief Minister also suggested to including the Metro project in the Musi RiverFront East-West corridor from Taramatipet other parts of city covering 40 km.
